Introduction
Tyn Llan is a terraced cottage situated close to the beach in the village of Aberdaron at the end of the Lleyn Peninsula in North Wales. We have tried to provide as much information as possible in this statement, but if you have any queries please do call. We look forward to welcoming you.

Arrival & Car Parking Facilities
Ty'n Llan is located at the bottom of a steep hill (1 in 8) and the
road is on a gradient outside the front door.
There is a car parking area 100 metres away with enough room for 2 cars.
On-street parking is restricted by double yellow lines during the summer
season, but there is space outside giving closer access to the front
door from a car for loading and unloading.
The car parking area is grass with a few undulations
The entrance to the cottage at the front has 2 steps 15cm and 11 cm
high, 31 and 22cm deep, 91 wide. The door is 70 cm wide.
There is an effective street light outside the front of the cottage
The key for the door is in the coded safety box beside the back door,
which is located along the passage at the left of the property – details
of location and code will be sent to you prior to your holiday.
There is one step at the back door, 11 cm high ; the door is 62 cm wide.
This is a two part stable type door which opens outwards.
General Information
The front porch opens into the living area with the kitchen area
integral at the rear of the sitting area. There is space for hanging
coats inside the front porch and the back door.
There is a downstairs toilet and shower room adjacent to the back door.
There is an en suite toilet for the double bedroom.
Stairs lead from the living area near the front door to the first floor
landing and one double and one twin bedroom.
The stairs are 20 cm high, 74 cm wide and 25 cm deep ; the stairs are
straight with a banister on both sides. There are 12 stairs.
Heating is oil fired central heating throughout. There is also under
floor heating throughout downstairs as an alternative or back-up.
There is a log burning stove in the living area. A small supply of logs
is supplied in the laundry shed at the rear.
Sitting area
Chairs are movable with padded seats
There is a free space of 1.8 by 2.4 metres clear of doors and furniture.
Flooring is ceramic tiling with a rug in front of the slate hearth
Furniture is moveable
One leather covered double sofa and two leather arm chairs for sitting.
Freeview and Teletext on flatscreen TV with remote control; DVD player,
CD player with radio and iPod connector

Kitchen and Dining area
The worktop height is standard approximately 91 cm
The double oven doors are drop down with hob above at worktop height.
The sink is standard height with cupboards underneath.
Standard size front loading washing machine and tumble dryer
(condenser-type) are provided in the outhouse to the rear
Lighting is by halogen spotlights on ceiling, with under unit lighting.
2.85 by 1.40 metres free space between all furniture and worktops.

Headroom is restricted by the dormer window at the end of the bed to
160cms.
There is a fitted wardrobe with hanging space, coat hangers and shelves.
The bedside tables are 61cm high

chairs, overlooking the beach and sea
The patio is 2.7 metres by 2.0 metres.
Additional Information
There is free internet connection via BT broadband
No mobile phone reception. There is a landline incoming calls and for
emergency calls out and usable with a BT phone card. The nearest public
phone box is at the Post Office approximately 100 metres away.
Information folder is produced in size 12 font.
The cottage is no smoking throughout.
Ty'n Llan is not suitable for dogs.
